A clean sheet can allow for the latest new technologies to be integrated into a new build project. It means you can minimise your building’s carbon footprint from the outset, which in turn maximises the property value. It also has potential to create a secondary revenue stream in selling back to the grid.
There are new government certificates which are now legally required for the sale or let of a building. SAP (Standard Assessment Procedure) for dwellings, BRUKL (Building Regulations UK Part L) for non-domestic buildings and EPC (Energy Performance Certificate).
SAP and BRUKL show a Dwelling or Building Emission Rate (DER or BER), this is a predictive measure of carbon produced by the buildings operation in kg per square metre annually. A commercial EPC is required for all UK commercial properties and provides information on the energy efficiency and CO2 emissions of your building.
Targets for new buildings must fall below the Target Emission Rate (TER), which is unique to each building and is the main requirement of Part L of the Building Regulations.
